Pre purchase residential or commercial inspection

Peace of mind insurance.

I am prepared to consider instruction on a very limited basis.

The following procedures are generally followed:

Receive instruction. (no forms to fill in).only our Service Agreement to sign.

We will email or post service agreement.

Access information from Council building records as instructed and discussed. Council imposes a file access charge.

Client may wish to present detail of possible alteration or addition for inclusion or assessment.

Arrange access to the property in order to inspect.  Client may be in attendance during the inspection if desired.

Offer solution to any problem encountered.

Advise on possible alteration or additions.

Present report in the format as discussed and instructed.

The report will generally consist of a comprehensive checklist of 150 check items and detailed explanation of maintenance and defect issues. The report will be discussed with the client and client’s representative as required.

A detailed inspection will highlight details of the property thus allowing an informed decision to ensure that building defects are not unwittingly inherited.

Our report does not circumvent the necessity to obtain a Land Information Memorandum (LIM) for Council. The memorandum requires Council to reveal all it knows about the property. This information can not always be found in the building file.

We will however find relevant information not available in the LIM as a normal course.
